Question: How do I know you own the land you are selling? I don't want to be scammed!
Answer: We can send you our copy of the recorded deed when we purchased the land. You can also check with the county using the APN and ask who the current owner is. In the "Resources" tab of our website we have provided all kinds of resources to help you with your due diligence including phone numbers for all the county offices!
Question: What if I have bad credit?
Answer: We believe anyone who wants to own land should be able to. We do not do credit checks! So long as you make your payments every month we are good to go! If you fall on hard times, give us a call and we'll see what we can do.
Question: Can I pay off my land early?
Answer: Yes, you make your monthly payments every month. You can also pay extra towards your loan any time you want. There is no early payment penalty!
Question: What can I do on my land while I am paying it off?
Answer: You have full access to your land while you are paying it off. You can camp, dirt bike, hike, ATV, etc. whenever you'd like. So long as you are following state and local regulations you have freedom of when and what you do on the land. You may NOT make permanent improvements or any improvements that require a permit until it is paid off.
Question: How do I find my land?
Answer: There are several ways to find your land. Depending on how reliable cell service is you may have to put some pins on a map and download your map. There are also "hunting aps" that can be used to find the boundary lines. Some of these apps are only free trial for 7 to 10 days, so wait to download them until you are making the trip! All our property reports have the approximate GPS coordinates listed, you can also get these coordinates from the county GIS maps.
Question: What if I decide I don't want the land after all?
Answer: For our Owner Finance buyers we have a 90 day guarantee. Before 90 days is up you can change your mind and get back all your principal and down payment money. (Document fees, loan service fees and prorated taxes are not refundable). We can also exchange your property for another one in inventory and transfer what you have paid towards a new property!
If you paid cash for your property, unfortunately the deed has been filed with the county and you are the owner. We cannot refund a property that has already transfered title with the county.
